Our Accommodation

Balbinny is home to three distinct styles of house. Grass roofed Brochs nestle into the landscape and the larger Steadings make full use of the outdoor space with glass fronted heated balconies and 2 refurbished farm cottages with 3 m bi fold doors and 60m2 decking in each. All furnished in a modern luxurious fashion, while still maintaining an element of Scottish country style.

The steadings

The ground floor of each Steading consists of two en suite bedrooms, both opening onto private garden areas. The master bedrooms feature king sized beds, flat screen televisions and bi-folding glass doors, while the second bedrooms are supplemented with a dressing room and can accommodate either extra-king or twins beds. Moving up the Oak and glass, feature, staircase the main living area is found. A modern, granite work topped, kitchen straddles a large open planned living area with stylish sofas and a flat screen television.

The brochs

Each Broch is nestled at the foot of the wood by the pond, reclaimed stone from the original farm steading and grass roofs blend both houses seamlessly into the country landscape. Inside, modern luxury is contrasted with country Scottish style with large flat screen televisions. Accommodation is provided by two en suite bedrooms. Both Brochs have wood burning Hot Tubs will full views of the Cairngorms.

The cottages

Both bedrooms with internet connected TVs as well as a 50 inch in the living room. Music via a Sonos move - take it out onto the huge decking or out into the garden. Packed with quality throughout ... from the 3m bi fold doors to the high spec kitchen. A short walk via a grass footpath from the main resort No.1 is the original 'cattleman's ' cottage that has had a major refurb. Walls removed to create a large kitchen living room with 3m bi fold doors that open out on to 60m2 of decking to enjoy the country views. Both with Hot Tubs taking full advantage of the views.

Balbinny is a development of luxury self-catering accommodation, set on a family farm, allowing guests to make full use of the countryside. Built with corrugated roofs and recycled stone from the previous steadings, luxury is combined with a sense of history. Balbinny benefits from 180-degree views across the river South Esk towards the Angus Glens, and onto the Cairngorms.

Just returned from the most luxurious well being weekend we stayed in the Lethnot Broch gorgeous accommodation with stupendous views swimming pool ,gym spa and tennis courts all great to use to ourselves LOVED the Swedish hot tub and having to get it all going ourselves was v exciting and it gets really warm eventually instructions were spot on ❤️ Recommend the breakfast ,gin and snack packs and definitely walk to the Pictish stones the sun shone for us throughout the w/e what a wonderful spot definitely a bolt hole thats highly recommended

As always (our third Visit) Balbinny never fails to delight - exceptionally clean, a little bit of luxury in Angus with pool, stunning views and such an amazing house! We normally go at New Year but went for first time in summer - beautiful light and great weather. The pool is booked in slots which was great as we had it all to ourselves! Very clean too. The house is so luxurious and very clean, with everything you would need. We just brought our food and wine! Great walks nearby at the River South Esk. We will be back for a fourth visit!!!
